When making the decision to rent by owner, the first thing that most vacation rental homeowners ask is how do I handle housekeeping and maintenance from afar?
If you live more than a few hours away from your second home, it's vital that you have a housekeeper who will look out for your property in your absence.
Typically, hirining a professional cleaning service is better than individual housekeeper; however, it really depends on finding the right person or company for the job.
When making the decision between the two, it's important to consider the pros and cons of each.

One of the first things most prospective tenants notice is how clean the rental home is, so don’t leave that first impression to chance. A clean rental home implies good maintenance and reliability on the part of the landlord and the tenants who’ve come before, setting a precedent to respect the property.
Using a professional cleaning service is often a necessity for landlords with more than one property, but in any case, having someone else do the work is often an invaluable time saver. Always check references and get referrals from other property owners so that you hire a reputable service. Whether your previous tenants did a super cleaning job before they left or not, make sure to ensure all the area are clean before you show your rental home to prospective tenants.

“I would never allow my guests to clean themselves out, because one person’s idea of clean is not the same as the next. (...) You have no insurance that it’s being sanitized properly” Ms. Karpinski said.
Christine Karpinski, author of “How to Rent Vacation Properties by Owner” admits that being near the property may make it easy for the owner to clean quickly between renters, but she recommends that if you live farther away, you might want to consider renting for six-night weeks instead of seven. That gives your housekeeper or cleaning service a day to handle any unexpected messes or damage.
Our company has provides the standard services routines for rental properties as well as the end-of-the-season deep cleanings.
During a regular cleaning, for instance, sheets will be changed, but only at spring cleaning will the mattress be vacuumed and turned over and the mattress pads washed. That is, of course, unless you request otherwise.
Our housekeeping service will make sure the results are up to your own standards!
